Walthamstow Mixed-Use Development | 13 Hoe Street
13 Hoe Street, Walthamstow – Contemporary Mixed-Use Development
A New Landmark for Walthamstow
13 Hoe Street is a contemporary Walthamstow mixed-use development, providing nine new apartments alongside a ground-floor retail unit. The site sits on a prominent corner plot within the Walthamstow Town Centre Action Plan Area, which promotes sustainable neighbourhoods and high-quality shopping destinations.

Location and Context
The area is known for its lively mix of independent shops, cafés, and local services. It also has excellent transport links, with Walthamstow Central Underground and nearby rail stations only a short walk away. Because of this, the location offers strong connections for both residents and visitors.

Walthamstow Mixed-Use Development at 13 Hoe Street
The completed scheme delivers:
- A new ground floor retail unit (awaiting fit-out) fronting Hoe Street.
- Nine modern apartments above, including one- and two-bedroom homes and two larger family units.
- Secure cycle parking with 16 spaces, discreetly located to the side.
The building stands at the intersection of three streets. It complements the recently redeveloped 1 Hoe Street while respecting the scale of the Victorian terraces behind. The design steps down in height towards neighbouring homes, while the set-back third floor, expressed as a zinc-clad mansard, reduces its visual impact on the street.

Design and Materials
The façade is built in a yellow stock brick grid, reflecting the surrounding Victorian architecture. Regular piers and expressed slab levels bring rhythm and proportion. Brick feature panels and modular glazing subdivide bays, while pre-weathered zinc cladding defines the roof level.
The corner is emphasised with recessed balconies, providing dual-aspect views and a distinctive marker within the street. At the rear, terraces step down to protect neighbours from overlooking and overshadowing. Privacy screens ensure daylight and outlook without compromising amenity.
Sustainability Features
From the outset, the project aimed to deliver high environmental performance alongside architectural quality. Key sustainable design features include:
- Energy efficiency: Homes achieve a 35% reduction in CO₂ emissions compared to 2013 Building Regulations, resulting in an EPC rating of B.
- BREEAM certification: The retail unit targets a “Very Good” rating, ensuring high environmental standards in the commercial space.
- Water efficiency: Low-use appliances and sanitaryware reduce water demand, supporting long-term sustainability.
- Drainage: A Sustainable Urban Drainage System (SUDS) with underground rainwater attenuation helps manage surface water on site.
- Accessibility: Apartments meet Part M4(2) standards, providing accessible and adaptable homes.
- Wellbeing: Enhanced sound attenuation improves living conditions in this busy town centre setting.
Together, these measures create a resilient, efficient, and comfortable development that responds directly to the climate agenda.

Impact on Walthamstow
The combination of context-sensitive design, robust materials, and sustainable technologies has produced a bright, contemporary building that contributes to Walthamstow’s mixed-use character. By delivering new homes and retail in line with the Action Area Plan, the scheme supports local growth while setting a benchmark for sustainable design in the borough.
