The site is located north of Walthamstow town centre and is currently occupied by a single storey office building, larger garage building to the rear and advertising hoarding. The site is flanked by the two storey Grade II Listed 84 to 81 Omnibus Way, constructed in 1905 as the former offices of the Tramway Company.

The scheme proposes the demolition of the existing commercial buildings and advertising hoarding and develops the site including 1 x 3-bed 5 people, 4 x 2 bed 3 people, 4 x 1 bed 2 person units. There are two two-bed duplex units and one one-bed duplex unit. The two-bed duplex units provide bedrooms and living accommodation at ground floor level with private terraces and accessible WC’s, allowing a better outlook and sunlight and daylight for these rooms. The kitchens are located at basement level facing the front light wells with bathrooms and storage rooms located towards the rear.

The proposed site layout has been carefully conceived with the building oriented north to south, adjacent to the listed building at 84-91 Omnibus Way, and set back from this boundary to allow a pedestrian mews access to the new residential properties, and communal amenity space to the rear.

The proposed scale of the new building has been carefully designed to enhance and improve the context relative to the listed and existing buildings and gardens.

The new flats will see the incorporation of high levels of insulation reducing heat loss along with dual aspect flats allowing easily naturally ventilated flats. Energy-efficient gas boilers along with water saving appliances and SUDS compliant paving will all contribute to the sustainability of the development. Green roofs have been incorporated to provide biodiversity and assist with SUDS drainage. They will also provide a pleasant outlook to the neighbouring tenants.

Cycle parking for 19 spaces located at the front and rear of the property will encourage residents to reduce car use to the site.
