Located north of Ilford, the surrounding street frontage is characterised by a series of c.1920’s terrace properties with a parade of shops at ground floor and residential flats above to the North and a late Victorian building with shop front at ground floor and one residential unit at first floor with a pitched tile roof to the South.
The contemporary design is influenced by the massing of the adjacent three storey terraces. The houses are approached from the private courtyard with the commercial units addressing the street. A set-back mansard roof storey is proposed at roof level in line with the neighbouring extension.

The façade is sympathetic to the proportions of the neighbouring terrace with full height windows and timber ventilation panels divided into three bays. The façade is clad with a rustic stock brick with featured solider coursing between first and second floor windows; at ground floor shop fronts are divided with dark glazed terracotta tiles. The mansard is to be clad in standing seam metal cladding, a robust traditional roofing material. The houses are clad in dark stained timber with projecting structurally glazed oriel windows at first floor to the rear looking out on to private landscaped gardens. The houses incorporate open plan living layouts one of which has been designed to allow the fitting an internal lift for wheel chair use.

The scheme incorporates a sustainable urban drainage system and water efficiency to minimise water usage and flow into the mains sewer. Timber ventilation panels allow all residential windows to the front to remain sealed whilst still naturally ventilating the flats protecting residents from traffic pollution and noise. Planting to the gardens will incorporate newly planted trees and a Secure Design accreditation will be sought for the completed property.
