Edgeware Road
This proposal is a mixed use residential and commercial development in the London Borough of Brent. The development proposes a new three, five and eight storey building with basement containing 51 residential units, 929 sq/m of ground and first floor office space and 62 parking spaces.
Located in a dense urban area, the positioning of the building responds to the two street frontages maximising south facing aspects for the residential apartments and amenity areas. A range of unit sizes provides one, two and three bed family sized residential apartments all with private balcony space. The stepped massing incorporates dual aspect units and alleviates the issue of solely north lit windowed apartments; windows are positioned to prevent overlooking between the homes.
The proposal comprises of a lower three storey massing adjacent to the two-storey house, along with an intermediate five storey block linking with an eight-storey massing facing Edgeware Road. The larger building responds to the height of developments close by to the south and North. A basement car park was shown, and new residential amenity space was proposed above. Office space is indicated at ground and first floor ensuring the retention of jobs to the site.
The corner site by virtue of its location within a development growth area and position fronting the Edgeware Road provides an exciting opportunity to create a vibrant mixed-use development responding to the changing context of the area and the current planning guidelines. The proposals seek a high-quality development providing additional residential units for the borough and new office accommodation positioned on the street frontage contributing to the increased activity along the road.
