New Housing Developments, Croydon

These new housing developments are located on the site of the former 19th Century East India Company Military Seminary off Lower Addiscombe Road in Croydon, the plot housed an out building for a large lodge adjacent to the Gymnasium on Havelock Road. Following the development of the residential streets and surrounding houses the plot maintained a commercial use set within the East India Conservation Area.

The existing two story building was dilapidated and became the template for the massing of two new houses, minimising the impact on the existing amenity of the neighbouring houses and gardens. To prevent overlooking, recessed first floor balconies with timber screening are introduced to the new bedrooms. Skylights above the stairs allow daylight to filter down to the ground floor living space provided with south facing terraces opposite the old gymnasium. Lightwells to the front façade service the basement kitchen and dining areas.

The new housing developments are car free allowing a communal garden for residents to the front of the properties. Access is gained via a private path directly to the road. The façades are proposed to be clad in timber weatherboarding and a metal standing seam roof with a self finish to minimise maintenance requirements.
